The biggest cost factors

• Size and height. Width, length and wall height set how much steel goes into the frame and panels.
• Frame type. Red-iron frames cost more than tube-steel kits but allow wider clear spans and taller doors.
• Concrete slab. Often one of the biggest line items. Thickness, reinforcement and the site's soil all matter.
• Site work. Clearing, leveling and drainage before the slab.
• Doors and windows. Each roll-up door, walk door and window adds cost.
• Insulation. Needed to control condensation and temperature if you'll heat, cool or work inside.
• Wind and snow loads. Oklahoma wind ratings and local code affect the steel and anchoring.
• Permits and utilities. Electrical, plumbing and permit fees vary by city and county.
• Finish-out. For barndominiums, interior finish usually costs far more than the shell.

Tips for a realistic budget

Ask whether a quote includes the slab, delivery, erection and doors, or only the building kit. Steel prices change, so quotes are usually good for a limited time. Getting the size right the first time is cheaper than adding on later.
